Cancellation Policy
We understand that occasionally plans change and cancellations may be necessary. The following cancellation policy applies to all bookings made for our holiday cottages.
Booking Deposit
A non-refundable deposit is required at the time of booking in order to secure your reservation. The booking will not be confirmed until the deposit has been received.
Cancellations by Guests
- If you cancel your booking more than 30 days prior to your arrival date, any payments made excluding the non-refundable deposit will be refunded.
- If you cancel your booking 30 days or less before the arrival date, the full balance of the booking will remain payable and no refund will be issued.
- This policy also applies if the booking period is shortened after confirmation.
Non-Arrival
Failure to arrive on the scheduled arrival date without prior notification will be treated as a cancellation, and no refund will be provided

Early Departure
No refunds or discounts will be given for early departure, unused nights, changes to occupancy, or adverse weather conditions.
Booking Amendments
Requests to change dates or transfer bookings are at our discretion and subject to availability. Additional charges may apply. Amendments requested within 30 days of arrival may be treated as a cancellation.
Travel Insurance
We strongly recommend that guests obtain suitable holiday or travel insurance to cover cancellation costs, illness, travel disruption, adverse weather, and other unforeseen circumstances.
Cancellation by Us
In the unlikely event that we are required to cancel your booking due to circumstances beyond our control, you will receive a full refund of all monies paid to us for the booking. Our liability shall be limited to the amount paid for the accommodation, and we shall not be responsible for any additional costs or losses incurred.
Force Majeure
We shall not be liable for any failure or delay in performing our obligations where such failure or delay results from events beyond our reasonable control, including but not limited to severe weather, flooding, fire, pandemics, government restrictions, utility failure, or other unforeseen events.
By making a booking with us, guests are deemed to have accepted and agreed to this cancellation policy.
